Terms and conditions

These rules and conditions apply to all services of the “Villa John” facility, which are directly or indirectly provided via the Internet, e-mail, or telephone. By accessing, viewing or by using our website and/or booking, you declare that you have read, understood, and agreed to the stated conditions of “Villa John”.

Categorization and descriptions of facilities

Offered accommodation and other capacities are described according to the official and legal categorization of the Republic of Croatia valid at the time of issuance of the decision according to the data of “Villa John”. “Villa John” does not take over responsibility for oral or written information that is not in accordance with the description of services and facilities in published programs, which was obtained by a third party. “Villa John” is not responsible in case of incorrect data by business partners.

Accommodation booking

3.1. By booking accommodation, the guest enters a direct, legally binding, contractual relationship with facility “Villa John”
3.2. To confirm the reservation, it is necessary to attach data from a valid credit card or (if previously agreed upon) make a payment to Bank account.
“Villa John” has the right to pre-authorize the bank/credit card before the guest’s arrival, i.e. immediately after the moment of booking.
3.3. If the given data on the credit card is not valid, we reserve the right to cancel the reservation.
3.4. It is possible to make the booking in several ways:
– via the Internet (email – villajohn2019@gmail.com, partner booking portals, websites, social networks)
– by contacting the phone number: +385 98 992 2112.

Price of the services

4.1. The valid price of the service is indicated on the offer received via email / phone or some other online booking system (or partner portal). In case of any changes or deviations from the booked services, regular prices will be charged for reserved services.
4.2. For services that have not been used a refund is not possible.
4.3. Prices in Euros are for informational purposes and are subject to change depending on the exchange rate difference.
4.4. We reserve the right to refuse, cancel or change the reservation in the event that the reservation system has been misused or it has been made by user error.
4.5. Prices include the cost of electricity, parking, bed linen and towels, and final cleaning of the accommodation unit.
4.6. Internet access in the “Villa John” facilities free for all guests staying.
4.7. “Villa John” is not responsible for eventual technical issues on the part of the service provider (eg Internet, electricity, water, etc.).
4.8. All types of extra beds and children’s beds are available on request, and their availability should be confirmed by verbal or electronic agreement (depending on the booking method).


Private parking is provided for three personal motor vehicles or motorcycles. The parking lot is under video surveillance.


Stay of pets in “Villa John” facility is not allowed.

Arrival / departure

9.1. On the day of arrival Villa John is available to guests from 4:00 p.m.
9.2. The guest registration time is from 16:00 onwards. For check-in after 4:00 p.m., it must be arranged directly with the staff of the “Villa John”.
9.3. Check-out from the “Villa John” facility is no later than 10:00 a.m.
9.4. Later check-out, i.e. check-out after 10:00 a.m. from the Villa is only possible with prior verbal facility staff approval. Availability should be checked with the staff of “Villa John”. For late check-out, additional late check-out costs are possible, which amount to 50% of the full amount overnight prices.

Personal identification

Guests are required to present a valid ID upon arrival. If, due to a non-valid personal document, the guest cancels their holiday and it causes financial damage to the owner, the guest is obliged to compensate for the same damage. If during the trip there is a loss or theft of travel documents, the cost of issuing new documents is borne by the guest.


Depending on type of reservation, there are several types of payment:
– payment in advance (immediately upon booking) by bank transfer
– 30% is paid at the time of booking, and the rest during the week days before arrival

“Villa John” facility has the right to pre-authorize a bank / credit card for each reservation, regardless of the type of reservation, and keep the pre-authorization until the moment arrival of the guest.

Cancellation conditions in the “Villa John” facility

12.1. In case of cancellation up to 30 days before arrival, accommodation costs will not be charged, unless otherwise stated in terms of cancellation when making a reservation.
12.2 In case of cancellation in a shorter period from 30 days before arrival or in case of no-show, will be charged (debited from cards) 50% of the total amount of the reservation.
12.3. The percentage is calculated from the total amount of booking.

House rules and facility rules

13.1. With the aim of providing all guests with a pleasant and safe stay in the “Villa John” facility and to avoid any potential misunderstandings, we introduce all our guests to the house rules and rules (house rules and rules can be found on site). After confirmation of the booking, it is implied that all guests are familiar with its content and will fully comply with them.
13.2. If the guest notices any defective inventory, damage, shortage, or technical failure must be reported immediately to the staff of the “Villa John” facility to have it repaired or replaced as soon as possible, so the guest is not falsely charged of inflicting that damage.
13.3. Any damage that the guest intentionally or unintentionally does to the inventory will be charged.
13.4. The guests are asked to rationally use the energy, turn off electrical devices (air conditioner, television, lighting, etc.) when leaving the property. Otherwise, the staff of the facility reserves the right to enter the Villa and shut it down.

13.6. Before leaving the Villa, guests should leave them tidy, and take the trash to the designated trash cans in front of the property
13.7. During their stay, guests should adhere to the house rules, which STRICTLY PROHIBIT loud music and loud parties.
13.8. Disturbance of house rules may result in a police report by a neighbor or facility staff and the loss of the paid rent in the event of damage.
13.9. We greatly appreciate your cooperation in this matter and hope that you understand that these rules are mandatory with regard to other guests of the neighborhood and must be respected.


It is in the guest’s interest to try to resolve any complaint immediately, at the destination. The guest is obliged to file a written complaint within 8 days after the end of the trip.
Pursuant to Art. 10, paragraph 3 of the Act on Consumer Protection (“Official Gazette”, no. 41/14), we inform consumers that they can submit a complaint expressing their dissatisfaction with the service provided in writing in these business premises, and they will be notified without delay the receipt of that complaint must be confirmed in writing. Objections can also be submitted by post to the address Villa John, Selo 24, Pula, or to the email address villajohn2019@gmail.com. We will respond to the consumer’s written complaint in writing no later than 15 days from the day of receipt of the complaint, so please indicate your contact address for the delivery of the reply.
If the guest submits a written complaint after the specified deadline, “Villa John” is not obliged to take such complaint into account, and the guest irrevocably renounces mediation by any other person, arbitration by any other institution, as well as providing information to the media. Likewise, during that time, the guest waives the right to sue. The maximum amount of compensation per complaint can reach the amount of the advertised part of the services, and it cannot include already used services or the entire amount of the arrangement.
The guest and “Villa John” will try to resolve disputes amicably, otherwise they agree to the jurisdiction of the County Court in Pula. The applicable law will be Croatian law.

Obligations of the facility “Villa John”

“Villa John” is obliged to take care of the execution of services, as well as the selection of service providers, with the attention of a good businessman and take care of the rights and interests of the guest in accordance with the good customs in tourism.
“Villa John” is obliged to provide the guest with all contracted services for an individual arrangement and to provide answers about the reasons for possible non-performance of services or part of services. They will carry out all the above obligations from their programs in full and in the manner described, except in the case of “force majeure”, bad weather or changed circumstances. If possible, “Villa John” will offer an alternative solution in such cases. “Villa John” is not obliged to provide services outside of these Terms.
“Villa John” is not responsible for the loss of valuable and personal items of the guests, as well as for possible thefts, burglaries, and the like.

Obligations of the guest:

The guest is obliged make sure that he personally fulfills the requirements stipulated by the regulations of the Republic of Croatia and that adheres to the “Villa John” house rules.
The guest himself is responsible for the damage he causes. The costs for damage caused by the guest will be borne immediately. The deposit is 200 euros in cash upon arrival, and it will be returned to you upon check-out after we inspect the Villa.

Safe for storing valuables things installed in the facility.
